We recently hosted a local mastermind with agents across Ashland and Richland Counties focused on one question:
How do we best serve clients in a fast-moving market that doesn’t forgive mistakes?

The answer was clear.

Pricing Is Everything

Right now, we’re seeing a consistent pattern:

  • Homes priced correctly are selling quickly, often at or near asking
  • Overpriced homes are sitting

Ashland County:

Richland County:

  • Median listing price is around $219,900, up roughly 10 percent year over year
  • Average days on market is around 40 days and rising
